PROCESS.

 

1. Design service.

 

After the initial phone discussion, a standard one hour site meeting is organised to understand your project and view the site. There is a fixed $250 charge to cover time and travel involved.  From here, a fee proposal for Design and Documentation of your project is put together based on your project brief. Once the fee is approved your job is scheduled and a timeframe for completion confirmed.

Design Services:

  • Concept/Sketch Design

  • Town Planning drawings and applications

  • Full Construction Documentation

  • Interior Design material and finishes boards

 

2. Budget certainty.

 

After the “Concept Design” is finished, the project budget is reviewed against the estimated build cost and the design adjusted if necessary, before moving on to the detailed design and documentation. Once documentation is complete, a detailed quote is then tailored to your specific project. There is a fee to cover some of the substantial time and effort that is required to prepare this custom quote. This fee varies based on the size and complexity of the project. 

The following are examples of indicative prices for a range of projects:

  • Kitchen bathroom remodel would be around $150

  • A small renovation/extension project would be around $550

  • A complex, highly-detailed home or large renovation/extension would be around $850

It should be noted that once you pay for the “Quote” it belongs to you.  You can use it as a reference to compare or source other quotes. In addition, this nominal fee is deducted from the contract price should you choose to build with Space Form Builders.

 

3. Construction management.

 

Once the quote is accepted, time frame agreed, contracts are signed and the building permit is in place, work can start onsite.  When steps 1 and 2 have been followed we will have an intimate understanding of your unique project scope.  This means that the only surprises that arise during construction should be ones that are unforeseeable or out of our control. This process is a way of managing risk to achieve the best possible project outcome. It is good to remember that however similar, no two projects are ever the same.
